Change to the two acre homesite exclusion rule in Vermont’s Use Value Appraisal Program

A new rule went into effect January 1st 2021 now stating that “More than one dwelling may share the same house site, provided the dwellings are contained within a two-acre area.” Prior to January 1st 2021, if you had a house with an apartment, or two dwellings close together you had to exclude 4.00 acres, regardless of the size of the footprint; you still had to exclude 2.00 acres for each dwelling. Clarity to this rule is still being developed, but what this means for existing enrollments with more than one dwelling on a small footprint is, there might be additional acreage you now can enroll in UVA and for new enrollments, less acreage you might need to exclude.
